How the HOA Community Score works
Every HOA on HOAs Graded is scored against the same 100-point rubric — five dimensions, 20 points each. The score is recalculated automatically whenever the underlying data changes. Below is the full rubric, with the exact rules and the data sources behind each dimension.
Letter grades
- A+90–100%
- A80–89%
- B+70–79%
- B60–69%
- C50–59%
- D40–49%
- Fbelow 40%
- NDFewer than 2 dimensions have data
Only dimensions with data are counted toward the percentage. Data Completeness always counts.

Financial Health
0–20 pts- •Reserve fund ≥ 70% of recommended: +6 · 40–70%: +3 · <40%: 0
- •No special assessments in last 5 years: +4 · one: +2 · two+: 0
- •No outstanding liens against the HOA: +5

Legal Standing
0–20 pts- •No active litigation: +8 · one case: +4 · two+: 0
- •No regulatory actions on record: +6
- •Prior litigation resolved in HOA's favor: +4
- •Management company has no recent violations: +2
Governance
0–20 pts- •CC&Rs on file: +5
- •Meeting minutes within last 12 months: +4
- •Annual financial report filed within 12 months: +4
- •Board elections documented: +4
- •Management company BBB rating A or A+: +3
Resident Experience
0–20 pts- •Average rating 4.0–5.0: +10 · 3.0–3.9: +6 · 2.0–2.9: +2 · <2: 0

How grades update
Grades are recalculated automatically and immediately whenever new data is added or changed — including new approved resident reviews, newly filed litigation records, uploaded documents, or admin updates to HOA financial and governance fields.
Dispute process
If you believe a data point that contributed to your HOA's grade is inaccurate, email disputes@hoasgraded.com with the HOA name, the dimension in question, and any supporting documentation. We review every dispute within 10 business days and update the record when warranted.
